Lean Construction Market Demands Lean Solutions
August 6, 2009, Fort Lauderdale, FL: Construction in south Florida may have slowed to a near stop, with new projects scrapped or sitting frozen in time, but there is still a need for building assessments and inspections.
This is the niche that David Galassi, co-founder of the consulting firm Building Solutions and Inspection Services, Inc., hopes to fill.
Homeowner Associations will continue to need property condition assessments. Special inspections, which cover any size construction project, where the local municipality requires certified inspectors, will still be required. Before insurance companies insure an existing building, they will need Insurance Loss Prevention inspections to ensure that current codes and approved plans are adhered to. Testing of all building components, especially as they age, will continue to ensure performance to manufacturer's specifications. Indoor air quality sampling and mold investigation, through Environmental evaluations, will address new issues like Chinese drywall and water intrusion.
For those construction projects that are surviving the recession, Construction Defect Mitigation investigations pre-empt potential construction litigation with ongoing inspections of the project in progress. In local municipalities, a private provider inspection - those done by a licensed third party - can be performed in lieu of a municipal inspection. This can keep projects on schedule and prevent time and labor over-runs. In new construction, and also renovations, third party quality assurance inspectors are the eyes and ears of the owner or developer.
Building Solutions and Inspection Services, Inc., is expressly positioned to flourish in a tight economy.
"Why would anyone subsidize a large engineering firm's overhead with a request for building inspections, when cost savings can be realized by using Building Solutions? Our qualifications are equal. Our attention to service is superior. Our pricing improves the bottom line," says Galassi. "We tell our clients that they can choose to not be just another contract in a large firm's portfolio. We are interested in developing long term, cost-effective relationships as opposed to turning over contracts."
"When the construction industry is moving at a decelerated pace, and budgets are lean, it's critical to put oversights in place that ensure cost efficiencies and reduce exposure to risk," Galassi emphasizes. "That's what a qualified inspector does, for projects of all sizes."
